Neighbourhood guide · East Toronto

Cliffcrest, Cliffside & the Scarborough Bluffs

White-sand cliffs, beach mornings and quiet tree-lined streets — fifteen kilometres from downtown. This is the corner of Toronto I live in and work every day. Here’s what it’s actually like to buy and sell here.

Scarborough Bluffs real estate offers some of the most distinctive homes in east Toronto — from classic bungalows to contemporary builds steps from the water.

Why it matters who you hire here

A local specialist, not a tourist with a licence.

The Bluffs aren’t one neighbourhood — they’re a handful of distinct pockets stitched along the lake, and value can swing by hundreds of thousands of dollars from one street to the next. A ravine lot, a lake view, the wrong side of a busy road, the school catchment: these are the details that decide your outcome, and they don’t show up in a listing photo.

I grew up in East Toronto and work this market daily. When you hire me you get me — not an assistant, not a call centre — plus candid, data-backed advice on what a home is really worth and what it will take to win it.

“You’ve found something truly special — where nature sets the pace and the views remind you every day.”
Scott William Duvall · Cliffcrest resident & realtor

What you’re really buying into

Lakeside living, inside the city limits.

People come for the views and stay for the lifestyle. Here’s what makes this stretch of East Toronto worth the move.

The waterfront

Bluffer’s Park and its Blue Flag beach, the marina and yacht clubs, plus 12,000-year-old cliffs that make kayaking here feel like a coastal getaway. Rosetta McClain Gardens adds quiet green space with lake views.

Character housing stock

Mid-century bungalows, solid post-war brick, custom rebuilds and the occasional lakefront one-off — on lots far larger than anything comparable closer to the core.

Families & schools

Quiet, safe streets and big backyards draw families looking for room to grow. School catchments genuinely move prices here, so knowing the boundaries is part of the job.

Getting downtown

GO Transit and the DVP put the financial district within a comfortable commute, so you get the lakeside sanctuary without disconnecting from the city.

Know the difference

The pockets, street by street.

“The Bluffs” is shorthand for several communities, each with its own feel and price logic. A quick orientation:

Cliffcrest

Where I call home. Tucked above the cliffs around Brimley and Kingston Road, Cliffcrest is the quiet, established heart of the Bluffs — generous lots, mature trees, and steady demand from families and downsizers who want lake proximity without the bustle. Closest pocket to Bluffer’s Park.

Cliffside

The up-and-comer. The Kingston Road corridor through Cliffside is quietly transforming — new builds beside renovated post-war homes, a growing café and shop scene, and some of the best value-per-foot in the area for buyers willing to get in early.

Guildwood

Planned & leafy. A deliberately planned community with wide curving streets, the Guild Park & Gardens, and its own GO station. Beloved by buyers who want green, quiet and a strong neighbourhood identity a little further east.

Scarborough Village

Entry point to the Bluffs. Often the most accessible way into the area on price, with a mix of housing types and quick access to the lake and Kingston Road. A smart place to watch for first-time buyers and investors.

The market, in plain terms

What homes are actually doing right now.

The Bluffs market moves differently than the headlines about “Toronto” suggest — it’s tighter, more local, and far more about the specific street than the citywide average. The numbers below are refreshed from Toronto Regional Real Estate Board (TRREB) data; for a precise read on a particular pocket or street, reach out and I’ll pull live comparables.

Weighing your options

Looking a little wider?

The Bluffs are home base, but I help buyers and sellers right across the East End and beyond.

Thinking about Durham Region?

Pickering, Ajax, Whitby and Oshawa offer more space, lower land transfer tax (no municipal MLTT) and great schools — a move plenty of Bluffs families make when they want more square footage for the money. I’ll make the lifestyle-and-math trade-off clear.

Buying across the wider GTA?

From an East End starter to a downtown condo, I work the whole of Toronto and the GTA — same candid, data-driven approach, whether you’re a first-time buyer mapping out closing costs or a seller chasing top dollar.

No pressure, just a real conversation
