Area guide · East of Toronto

Durham Region: room to grow, minutes east.

More house for your money, lakeside towns, and an easy run back into the city. When Bluffs buyers want more space, Durham is where I point them — and I work the whole region, Pickering through Bowmanville.

Durham Region real estate offers exceptional value — more space, newer builds, and lower land transfer tax compared to the city, without sacrificing quality of life.

Why work with me out here

Your Bluffs agent, working east.

Plenty of my clients start their search in the Bluffs and realize the same budget buys far more a short drive east. I help them weigh the real trade-offs — the longer commute against the bigger lot, the lower land transfer tax, the newer build, the school catchment — with numbers, not a sales pitch.

I work all of Durham, from the Pickering lakeshore to Bowmanville, and I know which towns and pockets suit which kind of buyer. Same candid, data-backed approach you’d get on any Bluffs deal.

“A move east isn’t a downgrade — for a lot of families it’s the upgrade they didn’t know they could afford.”

What’s pulling buyers east

Why buyers are heading to Durham.

The same trade most of my Durham clients are making: trade a little commute for a lot more home.

More for your money

Detached homes, bigger lots and newer builds at prices the city stopped offering years ago. The budget that buys a semi in Toronto often buys a full detached with a yard out here.

Lower land transfer tax

Durham charges only Ontario’s provincial land transfer tax — there’s no municipal tax like Toronto’s. On an average purchase that’s several thousand dollars less at closing.

An easy commute

GO Transit’s Lakeshore East line runs through Pickering, Ajax, Whitby and Oshawa, and the 401, 407 and 412/418 keep you connected. Close enough to keep your city job.

Families & community

Strong schools, waterfront trails, parks and rec centres, plus Ontario Tech University and Durham College in Oshawa. Room to raise a family without leaving the GTA.

Know the region

The towns, quickly.

Durham is a string of distinct communities, each with its own price point and personality. A quick orientation, west to east:

Pickering

Closest to the city. A revitalizing city centre, the Frenchman’s Bay waterfront, and a quick GO ride downtown make Pickering the easiest landing spot for buyers leaving Toronto.

Ajax

Waterfront value. Family-friendly and well-priced, with a long stretch of Lake Ontario waterfront trail. Popular with first-time buyers and growing families who want more square footage.

Whitby

Two cores, lots of charm. Historic downtown Whitby plus the village feel of Brooklin, strong schools, and a balance of established neighbourhoods and new construction.

Oshawa

The accessible entry. Often the best price point in the region, anchored by Ontario Tech and Durham College and a revitalizing downtown. Strong appeal for first-time buyers and investors.

Clarington & Bowmanville

The eastern edge. Where space and small-town feel peak. Newer subdivisions and the occasional acreage both within reach for buyers willing to go a little farther for a lot more room.

North Durham — Uxbridge & Port Perry

Country within reach. For buyers chasing rural quiet, hobby-farm and equestrian properties, and the lakeside charm of Port Perry — small-town living a manageable drive from the GTA.

The market, in plain terms

What Durham homes are doing right now.

Durham moves on its own rhythm — more affordable than the city core, but tightening as more buyers make the move east. The numbers below are refreshed from Toronto Regional Real Estate Board (TRREB) data; for a precise read on a specific town or street, reach out and I’ll pull live comparables.

Weighing your options

Still deciding?

Durham is one end of what I cover. Here are two quick ways to compare it against staying closer in.

Prefer to stay closer to the city?

The Scarborough Bluffs keep you on the lake inside Toronto — cliffs, beaches and character homes, fifteen kilometres from downtown. See whether east or in-city fits you better.

Want to see the tax difference?

Durham skips Toronto’s municipal land transfer tax, which can mean thousands less at closing. Run a side-by-side and see the gap for yourself.

No pressure, just a real conversation

Thinking about a move east?

Tell me what you’re after and I’ll map the Durham towns and budgets that actually fit — whether you’re a year out or ready this weekend.
