From downtown condos to 905-belt family homes, I work the full GTA — not just my home turf in the Bluffs. If you know the area you want, I’ll give you street-level intel. If you’re still deciding, I can map the trade-offs across every pocket.
Greater Toronto Area real estate spans an enormous range of price points, lifestyles and timelines — the right advice depends on knowing which of those hundred micro-markets you’re actually in.
My home base is Cliffcrest and the Scarborough Bluffs, but I’m licensed and active across the full Greater Toronto Area — Toronto proper, Etobicoke, North York, York Region and Peel Region and everything in between. Same data-driven, candid approach wherever the property is.
Whether you’re scoping a downtown condo, a North York detached or a 905 family home, the right advice comes down to the specific pocket, the school catchment and the current supply picture — details that don’t show up in a listing photo.
“The GTA is one market with a thousand micro-markets inside it. The neighbourhood, the street, the catchment — those details decide your outcome.”
Scott William Duvall · Realtor, serving the GTA
Every corner of the GTA is different. Here’s what I bring to any deal, wherever it is.
Licensed and active across Toronto, Etobicoke, North York, York Region and Peel. One agent, one consistent approach, every corner of the market.
The same data-backed approach I use on every Bluffs deal — honest pricing, sharp negotiation and no pressure sales pitch, regardless of which market we're in.
From budget planning and closing cost breakdowns to timing a sale-and-buy, I work every stage of the real estate journey across price points.
Pre-construction condo or postwar bungalow on a deep lot — I know what to look for and what to watch out for across every product type.
The GTA covers hundreds of distinct neighbourhoods. Here’s a lay of the land across the areas I work most:
Most competitive market in the country. Condos, townhomes and lofts from the waterfront to Bloor Street. Strong demand year-round — come in with sharp strategy and clear financing.
Prestige and walkability. Yonge-Eglinton, Forest Hill, Rosedale and Moore Park — detached homes on leafy streets, top schools, and some of the city’s strongest resale demand.
Character and value. High Park, Roncesvalles, The Junction, Mimico, Long Branch — strong community identity, improving transit, and significantly better value per foot than midtown. Etobicoke is especially underrated.
Range and transit. Willowdale, Don Mills, Lawrence Park and the Yonge corridor — from high-rise condos near the subway to quiet prestige detacheds. Major transit hub, diverse buyer pool.
Space and schools. Vaughan, Markham, Richmond Hill, Aurora, Newmarket — new builds, family-oriented communities and lower land transfer tax (no municipal MLTT outside the city). Growing fast.
Value and scale. Mississauga and Brampton offer significant value compared to Toronto proper, major employment hubs, and the Port Credit and Lakeshore areas in Mississauga are standouts for lifestyle.
GTA-wide numbers mask enormous variation — a downtown condo and an Etobicoke bungalow are different markets entirely. The figures below are refreshed from TRREB data; for a precise read on a specific area or street, reach out and I’ll pull live comparables.

I cover the whole GTA — and have dedicated guides for the areas I work deepest.
Cliffcrest, Cliffside and the Scarborough Bluffs are where I live and work every day. If you’re drawn to lake views and bigger lots, this is the east-end pocket to know.
More space, lower land transfer tax and good schools east of the city. Pickering through Bowmanville — if the GTA budget doesn’t stretch far enough, Durham often does.
Tell me what you’re after and I’ll map the areas and budgets that actually fit — whether you’re a year out or ready this weekend.
