The beautiful part (it is even better than the photos)
Bluffer’s Park and its marina, real beach access, kilometres of trails, and sunrises that look fake — this is the daily backdrop. You are twenty-something minutes from downtown and yet it feels a world away. There is a tight, friendly community here, the kind where neighbours actually know each other. The practical part: how close to the edge is too close?
Let us talk about the thing other agents gloss over. The Bluffs are made of clay and sand, and they erode — slowly, but they do. For the vast majority of homes in Cliffcrest and Cliffside, this is a complete non-issue; they sit comfortably back from the edge. But for the rare property right on the brink, setback from the crest genuinely matters. The Toronto and Region Conservation Authority monitors and regulates this, and there are guidelines about how close you can build or rebuild. If a listing is near the edge, I make sure we understand exactly where it stands. A spectacular view should never come with a nasty surprise.
A few other things I would check
Older homes in this area have a lot of charm and occasionally a few quirks — original wiring, older drainage, the odd basement that needs attention after heavy rain. None of these are dealbreakers; they are just things a good inspection and a knowledgeable agent flag before you fall in love, not after.
