“We can get so much more house out in Durham.” I hear it weekly, and it is often true — but the sticker price is only half the story. Before you trade your Toronto postal code for more square footage out east, let us do the honest math together, the stuff that actually hits your monthly budget and your lifestyle.
The win: your housing dollar stretches further
This is the headline, and it is real. Move from Scarborough out to Pickering, Ajax, Whitby or Oshawa and the same budget routinely buys more home, more lot, and often a newer build. There is also a meaningful one-time saving: buyers in Toronto pay two land transfer taxes (municipal and provincial), while in Durham you pay only the provincial one. The cost that sneaks up: the commute
Here is where the math gets honest. Distance has a price — in GO fares or gas and parking, in vehicle wear, and in the most precious currency of all: your time. An extra 45 minutes each way is roughly 7.5 hours a week, or nearly a full work-day, spent commuting. If your employer has pulled people back to the office, that cost just multiplied, a shift I wrote about in the great commute. Sometimes the bigger house is absolutely worth it; sometimes a transit-connected Bluffs home wins once you price in the drive. The point is to decide on purpose, not by accident.
The lifestyle trade-offs nobody puts in a spreadsheet
Durham offers space, newer amenities, waterfront trails and a genuine community feel. What you may trade is walkability, the density of restaurants and culture, and that spontaneous “let’s just pop downtown” ease. Neither is better — they are different lives. Be honest with yourself about which one you actually want to be living three years from now.

Do not just compare purchase prices — compare total monthly cost of living the life you want. When you factor in the land transfer savings, the commute, and the lifestyle, the right answer becomes a lot clearer, and it is different for every family.
