Area guide · Scarborough, Toronto

Scarborough: space, value and the city’s best mix.

Toronto’s biggest, most diverse district — bungalows on deep lots, world-class food, national parkland, and more home for your money than almost anywhere in the city. From Agincourt to West Hill, I work all of it.

Why work with me here

A Scarborough specialist, not a drop-in.

I’m based on the Bluffs, and the rest of Scarborough is home turf. It’s the most underrated part of Toronto — families priced out of the core discover they can get a detached home, a yard and a real community out here without ever leaving the city.

Every pocket is its own world: Agincourt’s food scene, Malvern’s family streets, Woburn’s value near the Town Centre. I know which suits which buyer, and what actually moves value street by street.

“Scarborough is where Toronto families stop compromising — more space, more community, and a fraction of the downtown price.”

Scarborough bluffs
What makes it work

Why buyers are choosing Scarborough.

Space, value, real diversity and big nature — a combination the rest of the city can’t match at the price.

More home for your money

Detached homes, deep lots and classic bungalows at prices the old city stopped offering years ago. The same budget goes dramatically further out here.

Diversity & incredible food

Some of the best, most authentic food in the GTA, vibrant communities, and a genuine multicultural energy that makes Scarborough what it is.

Green space & the Rouge

Rouge National Urban Park — Canada’s first — plus the Bluffs, Highland Creek and ravines. Big nature, all inside the city limits.

Connected & growing

Line 2 to Kennedy, GO Transit and the 401, with the Scarborough Subway Extension on the way. Plus UTSC, Centennial College and Scarborough Town Centre.

Know the district

The neighbourhoods, quickly.

Scarborough is really a collection of distinct communities, each with its own feel and price point. A quick orientation:

Agincourt

A food-lover’s north end. Diverse and vibrant, with some of the city’s best restaurants and markets, solid schools, and a mix of established detacheds and newer builds.

Malvern

Family-built. One of Scarborough’s largest planned communities — affordable detacheds and townhomes, plenty of parks, and a tight-knit, family-first feel in the northeast.

Woburn

Central and convenient. Anchored by Scarborough Town Centre and the Scarborough Health Network, with strong value, transit and everyday convenience. A practical favourite for families and first-time buyers.

Wexford–Maryvale

Established meets new. Postwar bungalows alongside the revitalizing Golden Mile, where major redevelopment and new transit along Eglinton are bringing fresh energy.

L’Amoreaux & Tam O’Shanter

Parks and ponds. Leafy north-Scarborough streets, L’Amoreaux Park and excellent green space — popular with families who want quiet without leaving the city.

West Hill & Highland Creek

The green east end. Near the University of Toronto Scarborough, Rouge Park and Highland Creek’s ravines — a calmer, nature-rich corner with real character homes.

Bendale & Dorset Park

Solid central value. Established, well-connected central pockets offering some of the better detached value in Scarborough, close to transit and the 401.

The market, in plain terms

What Scarborough homes are doing right now.

Scarborough generally trades below the city-wide average — a big part of its appeal — but pricing swings widely from pocket to pocket, and demand is firming as more buyers look here for value. The figures below are refreshed from Toronto Regional Real Estate Board (TRREB) data; for a precise read on a specific street, reach out and I’ll pull live comparables.

Weighing your options

Zeroing in?

Scarborough is big. Two quick ways to narrow it down and plan ahead.

Drawn to the lake?

The Cliffcrest and Cliffside pockets along the Scarborough Bluffs are a world of their own — cliffs, beaches and lakeshore living. I’ve got a dedicated guide for them.

Counting your closing costs?

Scarborough is in the City of Toronto, so you’ll pay both the provincial and the municipal land transfer tax. Run your numbers before you start shopping so there are no surprises at closing.

No pressure, just a real conversation
