Moving from Toronto to Durham Region: The Complete Guide

Durham Region communities including Pickering, Ajax, Whitby and Oshawa

A lot of people typing “Toronto Durham” into Google are somewhere in the middle of a decision: priced out of the city, or just tired of what their money buys here, and wondering if Durham Region actually makes sense. It can, but which part of Durham fits you changes the answer completely. Here is the full Toronto to Durham picture, in one place, no clicking around required.

Why People Make the Toronto to Durham Move

It usually comes down to one of three things: more house for the money, a shorter commute than people expect once GO Transit service is factored in, or wanting a yard and some breathing room without leaving the GTA entirely. Durham gives you all three, but not evenly across every town, which is where most of the confusion starts. The same budget that gets you a semi in Scarborough routinely buys a detached home with a real yard in Ajax or Whitby.

Pickering, Ajax, Whitby, and Oshawa Are Not the Same Town

Every client who starts looking east eventually asks me the same question: okay, but which town? Here is the honest, condensed version.

Pickering is the closest thing to staying in the GTA. Shortest GO commute into Union, a real waterfront along the Nautical Village, and steady new development — all of which shows up in the price. It carries the highest price point of the four.

Ajax is the balanced middle ground. Newer builds, more consistent lot sizes, a waterfront trail system that rivals anything closer to the city, and still-solid GO service, usually at better value than Pickering for the same square footage.

Whitby has an actual downtown, older character homes mixed with newer subdivisions, and a slower pace. The GO commute runs a bit longer. If you want a town that feels like a town and not a highway exit with houses attached, this is usually the answer.

Oshawa is the value play. Most affordable of the four by a meaningful margin, a genuine downtown revitalization underway, and Durham College plus Ontario Tech University bring a younger energy the other towns do not have. The commute is the longest on this list, full stop.

What It Actually Costs

The Toronto to Durham math is not as simple as “cheaper house.” Two things catch people off guard every time.

First, land transfer tax. Every home purchase in Ontario pays a provincial land transfer tax, on a marginal scale from 0.5% up to 2.5% on the portion over $2,000,000. Toronto is the only municipality in the province that layers on a matching municipal tax on top. Buy an $800,000 home in Durham and you owe $12,475. Buy the same home in Toronto and you owe $24,950 — double, just because of the city line the property sits on. Even the first-time buyer rebates, up to $4,000 provincially and $4,475 in Toronto, do not close that gap.

Second, the commute has a real cost, not just a time cost. An extra 45 minutes each way is about 7.5 hours a week, close to a full workday, spent driving or on the train. Factor in GO fares or gas and parking, and it adds up in a way a lot of buyers do not budget for until they have lived it for a few months.

The Trade-Off Nobody Puts in a Spreadsheet

Durham offers space, newer amenities, waterfront trails, and a genuine community feel. What you often trade is walkability, the density of restaurants and culture, and the ability to just pop downtown on a whim. Neither is better. They are different lives, and being honest with yourself about which one you actually want to be living in three years from now matters more than the spreadsheet does.

Is Durham Region Right for You

Some buyers thrive with more space and a longer commute a few days a week. Others find the trade-off wears on them within a year. There is no universal answer here, and anyone who tells you there is has not actually spent time in all four towns. It comes down to how often you are really commuting downtown, whether you want new construction or established character, and how much house you need for the budget you have.
